Sovereign Wealth Funds from the Middle East are eyeing substantial investments of up to $120 billion in Egypt's real estate market in the coming years, as outlined in the Africa Horizons 2023/24 Report by Knight Frank. Cairo, in particular, is spotlighted for its exceptional investment prospects in the real estate sector. The United Arab Emirates (UAE) has already demonstrated a strong commitment to Egypt's real estate market, with a noteworthy investment of $5.6 billion in 71 real estate projects during 2021. Similarly, Saudi Arabia has made significant financial contributions across diverse sectors in Egypt, including industry, construction, and tourism. By 2022, the Kingdom had invested $6.1 billion in over 6,000 projects, according to statements from Egyptian Minister of Trade and Industry, Ahmed Samir.

The report underscores the remarkable growth in Cairo's real estate market in 2022, with a total investment reaching $20 billion. Within this figure, the residential sector accounted for $16 billion, experiencing a notable 10% increase in average residential property prices during the same period. Recognising the pivotal role of the real estate sector, the Egyptian government is taking strategic measures to stimulate real estate exports. A significant initiative involves the establishment of a real estate fund comprising income-generating administrative and commercial assets. Additionally, the government is exploring the potential of listing properties on the Egyptian Stock Exchange (EGX). Egypt is considering the economic impact of establishing a real estate exchange to enhance efficiency and liquidity in real estate investments. This exchange would serve as a platform facilitating the buying and selling of stakes in real estate assets, fostering real-time trading and offering more accessible investment opportunities in the sector.
