Dubai Enhances Real Estate Transparency with AI-Powered Ad Governance

Since its inception, the platform has monitored over 279,000 real estate advertisements across Property Finder, Dubizzle, and Bayut.

The Dubai Land Department (DLD) has unveiled the impact of its cutting-edge AI-powered Real Estate Advertising Governance Platform, first introduced during GITEX 2024. This initiative is part of the DLD’s broader mission to boost transparency and reliability across popular real estate portals like Property Finder, Dubizzle, and Bayut. It also aligns with the goals of Dubai AI Week, which launched on Monday, April 21, and runs through April 25.

Over a Quarter Million Ads Monitored Using AI

Since its rollout, the platform has tracked more than 279,000 property advertisements across the listed digital platforms. Impressively, 29% of these listings were automatically adjusted using AI, underscoring the platform’s efficiency in maintaining content quality and compliance.

Ali Abdullah Al Ali, Director of the Real Estate Control Department at the Real Estate Regulatory Agency, Dubai Land Department, said: “These results reaffirm our ongoing commitment to advancing real estate market oversight through cutting-edge technology. The Real Estate Advertising Governance Platform enables us to monitor advertisements more accurately and efficiently, enhancing investor and consumer confidence and reinforcing Dubai’s position as a global hub for real estate innovation.”

He added: “The ongoing, daily monitoring carried out through this platform ensures full compliance with established standards and regulations, elevating transparency within the real estate market and reaffirming DLD’s commitment to fostering a trustworthy and credible property environment. The use of artificial intelligence in oversight represents a strategic tool that reflects the Department’s direction toward digital innovation and its dedication to achieving the highest quality standards in its services.”

Driving Forward a Digitally Advanced Real Estate Sector

This initiative marks a pivotal move in the digital transformation of Dubai’s property market. It supports the emirate’s visionary leadership and its goal to place Dubai at the global forefront of smart, digitally innovative cities—reinforcing the local economy and contributing to long-term urban planning and growth strategies.

'Madmoun' Service Brings Transparency with QR Technology

In a related push for modernization, the DLD’s Real Estate Regulatory Agency previously launched the ‘Madmoun’ electronic service via the Trakheesi system. This tool assigns a unique QR code to every approved property ad permit, further streamlining regulation and ensuring accurate ad verification.

Mandatory QR Codes for All Real Estate Ads

All real estate firms are now mandated to include this QR code in every ad, whether it’s in print or online. This requirement empowers customers to instantly verify listings, providing peace of mind that each ad is officially sanctioned by the Real Estate Regulatory Agency.
